hours on 14.02.2025.
2. Should they wish to do so, bidders are invited to give their reasons
for wishing to acquire the site and the purposes for which it will be used.
3. The vendors have no obligation to accept the highest bid, or indeed
any bid.
4. Prospective purchasers should review all Land Registry entries before
making their bid.
5. The sale will be subject to a number of covenants regarding future
use. These include restrictions on the erection of any structure without the prior written approval of Castle Combe Parish Council or its successors.
6. Covenants will also include a ban on any commercial activity,
material storage or parking of vehicles without the prior written approval of Castle Combe Parish Council or its successors.
7. For the avoidance of doubt Castle Combe Parish Council or its
successors shall have an absolute discretion as to whether or not to
grant any approvals or consent pursuit to points 4 and 5 above.
8. Prospective purchasers are advised that the owner of the former
chapel claims ownership of 0.006 acres of the land being advertised
(i.e. almost 10% of the whole). The vendors do not agree with this
claim, but potential purchasers will need to be aware that a dispute may
be lodged following purchase.
The plot is offered for sale with no responsibility on the part of the
vendors to resolve this issue, although Castle Combe Parish Council may
at the purchaser's cost provide supporting statutory declarations by
long-standing residents of the village regarding ownership.
9. A 30 year overage deed will be required whereby the vendors will
receive 30% of the difference between the enhanced and base values.
